VIP Diamond Duplex – House Rules To protect the property, the neighborhood, and your experience, the following rules apply to all guests and visitors. 1. Registered Guests Only • Only guests listed on the reservation may occupy the property. • Any additional overnight guests must be approved in writing prior to arrival. • Maximum occupancy must be respected at all times. 2. Private Events & Parties (By Approval Only) • No unauthorized parties or gatherings. • Private events, celebrations, dinners, content shoots, and small gatherings are permitted only with prior written approval. • Event pricing varies based on: • Guest count • Duration • Type of event • Indoor/outdoor use • A separate event agreement, additional security deposit, and event fee will apply. • Unauthorized events will result in immediate termination of stay without refund. 3. Noise Policy • Quiet hours: 10:00 PM – 8:00 AM. • Music must remain at respectful levels at all times. • Outdoor noise must be limited, especially after 10 PM. • Any NYPD complaint or neighbor disturbance may result in cancellation of reservation. 4. Security & Property Care • No tampering with security cameras (exterior only). • No rearranging major furniture without approval. • Guests are responsible for any damages beyond normal wear and tear. • Lost keys or parking remotes will incur replacement fees. 5. Backyard, Deck & Jacuzzi Use • Jacuzzi use is at guest’s own risk. • No glass inside jacuzzi. • Backyard must be left clean after use. • Grills must be cleaned after each use. 6. No Smoking Indoors • Strictly no smoking or vaping inside the property. • Smoking permitted outdoors only with proper disposal. • Evidence of indoor smoking will result in a cleaning penalty. 7. Pets • Pets are allowed only if pre-approved. • Additional pet fee and deposit may apply. 8. Parking • Private parking is available if included in reservation. • Owner is not responsible for vehicle damage, theft, or tickets. 9. Respect the Space This is a premium private brownstone residence, not a commercial venue unless contractually approved. Guests are expected to treat the property with care and professionalism. Failure to comply with these rules may result in cancellation of stay, loss of deposit, and additional charges.
